CANCELLATION POLICY 50% refund of initial deposit if 60 days or more prior to check-in, or 25% of total booking if 100% paid 60 days or more prior to check-in. No refund if less than 60 days prior to check-in. All refunds are minus any bank/credit card charges.
DAMAGE SECURITY DEPOSIT A security deposit of 20.000 THB (can be deposited in any valid currency) will be required upon arrival and refunded on departure, provided all extra services have been paid and no damage or loss has occurred. The deposit is fully refundable if: No damage is done to the unit or its contents. All keys are left to the staff. All charges accrued during the stay are paid prior to departure. No linens or towels are lost or damaged. For hygiene reasons, a wet bed will result the RENTER being charged for a new mattress. Be careful when handling the curtains, all damage to them will be charged. Suntan Oils & Creams: Take care, do not sit on the furniture and bedding when using these products. Use the black blankets to protect the sofas. Washing machine: Liquid detergent must be used in the washing machine; this is critical to avoid damage to the washing machine and drain pipes; powder detergent builds up in the drain pipes; liquid detergent is available at all supermarkets. We do not permit towels or linens to be taken from the units. The renter will report any breakages or damages to the MANAGER as soon as they occur. If the tenant does not notify the injure are considered everything to be in order in the apartment.
UNAVAILABILITY In the unlikely circumstance that a holiday rental is uninhabitable or unavailable prior to check in due to circumstances out of our control, the owner agrees to find alternative suitable accommodation or if not available or unacceptable a full refund will be made by the owner.
MISUSE OF THE PROPERTY The owner reserves the right to interrupt service and evict guests due to noise complaints or any type of property abuse without a refund. Illegal activities will be cause for immediate eviction by local police. Pets, smoking, hazardous materials or any illegal or immoral activities are strictly prohibited.
CHILDREN Warning! In the interest of safety, parents of young children should be aware that many holiday properties due to location, design and open swimming pools require a high degree of supervision, higher than one may be accustomed to elsewhere.
SUBLET The tenant may under no circumstances sublet the premises or allow others to occupy the property during the period of tenancy. The apartment may not, without special agreement, be used by more overnight guests than that shown on your confirmation. The owner’s representative has the right to deny access or charge extra for people beyond the number specified in the booking confirmation, unless you have agreed otherwise in advance.
FALSIFIED RESERVATIONS Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. The owner shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of control such as civil disturbances, fires, floods, severe weather, Acts of God, acts of Government etc.
LIABILITY & DISCLAIMER The guests are responsible for the apartment during occupancy and must lock windows and doors securely at all times when not on the premises. You must also observe all precautions given by our staff. Tenants are required to insure their personal possessions prior to occupation. The owner accepts no liability whatsoever for any accident, loss of property or mishaps while staying in rented property and reserve the right to withhold part or all of security deposit to pay for unpaid bills or damage caused to the property while in occupation.
APPLICABLE LAW These conditions and any contract to which they apply are governed in all respects by Thailand law and Thailand courts alone shall have sole jurisdiction in relation to any claim or dispute arising out of, or connected with them. By acceptance of this contract it is assumed by the owner that these requirements have and will be complied with in full.
INSURANCE Insurance is there to provide protection from the financial risks associated with going on holiday. Therefore we highly recommend that you arrange travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). The owner of the rented properties are not held liable by you and your party for all claims including any accidents or illness related to the use of the property facilities. The owner shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of control such as civil disturbances, fires, floods, severe weather, Acts of God, acts of Government etc. |
